"New Lenox's Multi-Sport Complex: A Game-Changer for Local Real Estate Market"

by Paul & Monica Osipoff

New Lenox, a small but quickly growing village located in Will County, Illinois, has recently announced plans for a new multi-sport complex near Silver Cross Hospital. The complex will feature 8 baseball fields, 5 soccer fields, a 50,000 sq. ft.  fieldhouse with courts for multiple sports, and a pool. The development is set to take place on 100 acres of land across from Silver Cross Hospital on Rt. 6 and Cedar rd. just off of  I-355. This exciting project is expected to have a significant impact on the local housing market, and many experts including Paul Osipoff believe that it will be a positive one.

The Village of New Lenox has been actively investing in its community over the past several years, and this project is just the latest example of their efforts. The complex is projected to cost between $50 to $60 million, with $8.25 million going towards the purchase of the 103-acre plot of land. Ten acres will be sold off for hotel and restaurant use, potentially bringing in even more revenue for the village.

One of the most significant impacts of the new multi-sport complex will be the increase in demand for housing in the area. With teams from across the region expected to come and play at the new facility, there will likely be an influx of people looking to stay in the area for tournaments and games. This increase in demand could lead to rising housing prices and an increase in the number of homes being built.

Additionally, the complex could attract new businesses to the area, which would create jobs and further increase demand for housing. The 10 acres of prime real estate dedicated to restaurant, retail, and hotel use could also provide a boost to the local economy and make the area even more attractive to homebuyers.

Mayor Tim Baldermann has stated that there is nothing like what they're envisioning for this property for a least 100 miles, and he is projecting that the village will see revenue from any hotel or restaurant that purchases a portion of the land. Baldermann also emphasized the importance of location, stating that the new complex will give the community an opportunity to play, eat, and recreate, and then come home and those out of towners an easy route home off I-355.

Overall, the new multi-sport complex in New Lenox is poised to have a positive impact on the local housing market. With an increase in demand for housing and the potential for new businesses to move to the area, homebuyers and sellers alike should keep an eye on this exciting project and the opportunities it may bring.
